Information you give us
- Contact form: your name, email, phone number, what you are looking to do, and anything you write in the message box.
- Dream Home Search Tool: when you choose “Save my estimate,” your name, email and phone number, the property you entered, and the payment and cash-to-close figures shown on your estimate, along with the estimate image.
- Calls, texts and emails: anything you share with us when you contact Manley directly.
Loan Estimate uploads
When you upload a Loan Estimate or Closing Disclosure to the Dream Home Search Tool, the document is read inside your own browser. The file itself is not sent to us or stored on our servers. Only the numbers you choose to save with “Save my estimate” are shared with us.
Information collected automatically
Like most websites, our hosting provider records basic technical information when you visit, such as your IP address, browser type, device type, pages viewed and the date and time of your visit. The Site loads fonts and software libraries from third-party content networks (Google Fonts and cdnjs), which may receive your IP address when your browser requests those files. The Dream Home Search Tool may remember settings, such as the tab you last used, in your browser’s local storage on your own device.

How we share your information
We do not sell your personal information. We share it only as needed to serve you:
- NEXA Mortgage, LLC, the licensed mortgage broker through which Manley Haines originates loans, and the lenders, investors, credit bureaus, appraisers, title companies and settlement agents involved in your loan, if you choose to move forward.
- Service providers who help us run the Site and communicate with you, such as website hosting and form processing, under obligations to protect your information.
- Legal and regulatory disclosures when required by law, regulation, subpoena or a regulator’s request, or to protect our rights and the rights of others.
Text messaging: mobile phone numbers and text messaging opt-in data and consent are never shared with or sold to third parties or affiliates for their marketing or promotional purposes.

How we protect your information
We use reasonable administrative, technical and physical safeguards to protect your information, including encrypted (HTTPS) connections on the Site. No method of transmission or storage is completely secure, so please do not send sensitive information such as Social Security or account numbers through the website contact form.
How long we keep information
We keep information for as long as needed to respond to you, serve your loan, and meet legal and regulatory record-keeping requirements, and then delete or de-identify it.
